Greater Denver Metro · September 2026
The Read
So, how's the market in the Denver Metro?
It is a hard season to be a seller.
Nearly twice the homes for sale. 13,522 are listed, 20 weeks of supply. In September 2022 there were 7,486.
Rates are over 7%. Freddie Mac's 30-year average is 7.40% this week, up from 6.27% a year ago.
Price cuts are real now. From July through September, 47% of sellers cut their price. The median cut was $29,900.
The hard truth: homes priced for 2022 wait. The good news: homes priced for today still sell, and the buyers who show up now have more choice and more say than in years.
