Greater Denver Metro · July 2026
The Read
So, how's the market in the Denver Metro?
Feels like a buyer's market with no buyers.
A normal summer slowdown. Closings eased 9% from June to 3,669, about 2% under last July.
Prices dipped a little. The median settled at $605K, still 3% ahead of last year.
Buyers took their time. The typical home needed 22 days to sell, three more than June, though four fewer than last July.
Sellers are cutting prices. Redfin's June figures for the city of Denver showed cuts on 44% of listings.
School is back, routines are returning, and if rates ease, this fall may bring some of the missing buyers back.
